Whilst originally a house, the property had been used as an office for over 40 years and as such had only male & female toilets downstairs along with a sink. The rest of the property was wide open spaces and over 400M or computer/telephone wiring, with storage radiators for heating.
TOTAL PROJECT COST: £32,500 plus £5,000 for roofing works
- Strip out of downstairs office, toilet & canteen area – Install stud wall, replace with full kitchen fitment including floor tiles extending into new utility area and replacement downstairs toilet
- Install stud wall into bedroom to split & make upstairs bathroom/sink/toilet including new drainage/soil-stack
- Reconfigure drains to accommodate new soil-stack
- Remove storage radiators, full re-wire including removal or 3-phase supply, install new single phase and dual distribution boards
- Install combi-boiler and new radiators throughout including reconfiguring of gas main, isolate dead gas legs
- Install new fireplace/fire and bring another back into use after sweeping and external chimney-pot stabilisation
- Install fire door to comply with change of use regulations
- Full decorate top-dottom inside & out
- Remove section of the roof tiles, fit membrane & re-tile
- Install new ceilings, various plastering & skimming. External rendering
- Underlay & carpet throughout (c.120M2)
- Freshen outside and back lobby/courtyard
- Liase with Heritage & Building controls throughout
